Who this is for
Property managers, short-term rental operators, maintenance platforms, and service aggregators who need a reliable local execution partner. You sell the flat-rate experience to your customers. We deliver the work under transparent block rates and clear return rules so margins stay predictable on both sides.
Core Maintenance Blocks
Blocks are reserved continuous onsite labor at one property. Labor-only. Client or partner supplies materials.
| Block | Rate |
|---|---|
| 2-hour minimum | $100 |
| 4-hour block (Standard) | $160 |
| 6-hour block (Maximum standard) | $220 |
| Work beyond 6 hours | $40 / hour |
| 8-hour extended day | $300 |
Same-Day Clustered Stops
When multiple properties are scheduled the same day within approximately 1–2 miles, same dispatch:
1st stop
$100
2-hr minimum
2nd stop (clustered)
$80
2-hr minimum
3rd / 4th stop
$75

Travel exceeding 20 minutes one-way from base: +$30 once per dispatch (not per stop).
Returns & 90-Day Warranty
Every job includes a 90-day workmanship warranty. If the work performed fails due to our workmanship within 90 days, we return and correct it at no charge for the original scope.
Returns required because materials were not on site, access was not provided, scope changed after departure, or new issues arose are billed as a separate visit under the standard rate schedule.
Physical mobilization test: If the technician leaves the property and must physically return, that return is a new service stop unless it is solely a verified workmanship correction.
Trade & Specialty Work
Major electrical, plumbing, roofing, structural, attic/crawlspace, and permitted work are quoted separately and do not fold into the maintenance block.
Handyman labor → block · Specialty trade → separate quote

Materials
Client or partner supplies materials — this is the default, and the structure these rates are built on. When Royal RC purchases materials as a convenience: actual cost, net of any returns, plus 15% handling, plus a $30 supply-run charge per trip.
Materials reimbursement is due same day or the next business day, invoiced separately from labor — not subject to the Net 7 labor terms below. Purchases over $250 require prepayment, a partner-provided account or card, or partner-supplied materials.
Royal RC purchases client-directed materials at standard retail pricing and does not receive trade or wholesale discounts. Labor and materials are two separate obligations on two separate clocks.
Payment Terms
| Labor | Net 7 / same-day preferred |
| Materials | Same day / next business day — separate invoice, not Net 7 |
| Preferred methods | Cash, Venmo, CashApp, Check |
| Late balances | 1.75% interest per 30-day period after 15 days |
