Texas Home Maintenance Guide

Most expensive repairs start as small, preventable problems. This is the annual checklist we give our own clients — Texas-specific, in the order that matters.

⚡Electrical & HVAC
  • Spray down the AC condenser unit
  • Add vinegar to HVAC condensate lines quarterly
  • Change HVAC filters quarterly
  • Schedule routine heating and cooling service
  • Test GFCI outlets regularly (press TEST, then RESET)

🧱Exterior
  • Trim trees and bushes to at least 3 feet from the structure
  • Check the roof for missing or cracked shingles
  • Clean debris out of gutters
  • Inspect window and door seals
  • Keep the lawn watered to prevent foundation movement (critical in Central Texas clay soil)
  • Look at exterior walls for cracks or loose panels
  • Scan exterior paint for touch-ups so the envelope stays sealed
  • Check decks and fences for damage

Do & Don't

✅ Do

  • Document damage with photos and dates immediately
  • Address small leaks now (water damage compounds)
  • Keep receipts and maintenance records
  • Get a written scope and price before work begins
  • Verify your contractor's license and insurance
  • Water your foundation consistently in summer

🚫 Don't

  • Ignore a small roof leak (decking/framing damage costs many times more)
  • Let tree limbs touch the roof
  • Pressure-wash a shingle roof
  • Leave debris in gutters
  • Skip HVAC filter changes
  • Hire anyone who won't put the scope in writing
  • Pay in full up front
An estimate is a preliminary price based on what we can see and what you've told us. It becomes binding only when both parties sign a written agreement. Every Royal RC contract states the scope, price, payment schedule, and your cancellation rights in writing before any work begins.
